There has always been a market for properties with potential. The opportunity to take something tired, reimagine it and create an exceptional home remains enormously appealing. However, as construction costs continue to rise and buyer expectations evolve, the economics of renovation are changing.

For vendors, this requires a degree of realism. A property requiring substantial investment cannot necessarily command a price based on what it might become. Buyers are increasingly sophisticated, factoring in construction costs, professional fees, planning considerations, timescales and the inevitable uncertainties associated with major projects. The gap between an owner's perception of value and a purchaser's assessment of the work required can be considerable.

Yet, at the other end of the equation, the premiums achievable for exceptional, completed homes have arguably never been more interesting.

The Channel Islands are welcoming a changing demographic of high-value residents. Increasingly younger, commercially astute and internationally mobile, these individuals arrive with experience of some of the world's most sophisticated residential markets. Their expectations extend well beyond a desirable address or impressive square footage.

Architecture, technology, sustainability, energy efficiency, wellness facilities, considered interiors and effortless functionality are becoming increasingly important. These buyers are not necessarily looking for a project. Many have demanding professional lives and are prepared to pay a premium for a home that delivers from the moment they arrive.

This represents an opportunity for both islands.

Jersey already offers an impressive collection of exceptional homes capable of meeting these international expectations. Guernsey is arguably playing catch-up in certain sectors of the market, but we are witnessing some remarkable new developments and ambitious private projects that are fundamentally elevating its residential offering.

And the benefits extend far beyond property values.

For local architects, designers, builders and specialist trades, this changing market creates opportunities to explore new materials, construction techniques and technologies. Investment in ambitious residential projects develops skills, encourages innovation and raises standards across the wider industry. What begins at the top of the market can ultimately influence how homes are designed and delivered at every price point.

Historically, island living has occasionally carried a sense of geographical isolation. Today, digital connectivity, international business networks and increasingly flexible working practices are changing that perception. Entrepreneurs, business leaders and industry figureheads can operate internationally while enjoying the security, community and extraordinary lifestyle that Jersey and Guernsey provide.

Our islands no longer need to be viewed as alternatives to international living. They can represent the very best of it.

For vendors of properties requiring renovation, the message is straightforward. Potential has value, but so does the cost, time and risk involved in realising it. Pricing must reflect that distinction.

For those prepared to invest intelligently, however, the opportunity is considerable. The next generation of Channel Islands homes can command a premium, attract new residents and set standards that benefit the entire property market.

Ultimately, this is about more than renovating houses. It is about raising expectations, investing in quality and recognising the extraordinary potential of the islands we call home.
