MARKETING HAS ALWAYS MATTERED TO ME

Before property, my professional background was in marketing, advertising, photography and creative direction. So the importance of presentation, positioning and promotion has always been fundamental to the way I have approached Livingroom.

An estate agency is entrusted with an extraordinary marketing responsibility. We are taking someone's home, often their most valuable asset, and presenting it to the world with the objective of creating attention, desire and, ultimately, a transaction.

That deserves considerably more thought than simply listing a property and waiting.

It is one of the reasons Livingroom has invested so heavily in its brand, photography, film, words, design, digital platforms and data for over 20 years.

And I'm certainly not doing it alone.

I'm fortunate to have a brilliant creative team around me, including Toby Le Ray, our Group Senior Creative, who has worked alongside me at Livingroom since 2013.

Toby has grown with the business and become an invaluable right-hand man when it comes to creative decisions. He has earned his stripes through an extraordinary work ethic, an instinctive understanding of the Livingroom brand and an effortless calmness when handling situations, always with our clients' best interests at heart.

There is huge value in that continuity. More than a decade of working together means we don't have to rediscover what Livingroom should look, sound or feel like every time we market a property. We know the standard, we understand the audience and, importantly, we know when something isn't good enough.

Alongside Toby, Blake Watson, Henry Barnes and Gareth Papworth form part of our wider creative team, each bringing their own complementary skills and expertise to the way Livingroom properties are presented and promoted. Collectively, that gives us a considerable creative resource and ensures one of our most important USPs remains exactly where it should be: the quality of our clients' property presentation is paramount.

You won't see me standing in front of the camera presenting every Livingroom property. Quite deliberately, in fact. The property should be the star, not the estate agent.

But you will find me and our creative team behind every property we market.

Sometimes visibly, often silently, shaping the presentation, questioning the positioning, considering the audience and steering the creative direction with the benefit of years of accumulated experience.

You don't necessarily need to see us to know we are there.

And when someone entrusts their home to Livingroom, they haven't simply appointed an individual negotiator. They have the experience, creativity, marketing knowledge and collective expertise of the entire Livingroom operation behind their property.
