Market continues to move in unstable times

Short-term shocks to mortgage rates caused by the global geopolitical situation are causing some buyers to exercise caution as they wait to see what will happen next, but we’ve equally seen an acceptance that we’re living in uncertain times, with markets adapting accordingly with prices reflecting this.

The Bank of England, for example, hasn’t rushed to change the base rate of interest one way or the other despite daily changes in the global economic situation. This rationalism is helping provide some assurance to prospective buyers and sellers.

Our team has taken on more properties in March, April and into May than the start of the year, which is normal market behaviour as vendors start to think about selling as the weather warms up, gardens start coming into bloom and the vital spring cleaning has been done.

Properties we’ve recently added to our website include a semi-detached cottage in the Vale, a second-floor apartment in the Royal Terrace, a listed townhouse on Victoria Road and a beautiful Guernsey cottage in St. Martin – so the variety of listings remains broad.

Unsurprisingly considering the average price, the bulk of transactions in Q1 came in the £300,000-£499,999 and £500,000-£699,999 price brackets (52 transactions in each). And three-bed bungalows and houses made up the largest share (18% each) of transactions by type and number of bedrooms.

2026 in Guernsey’s Local Market has got off to a similar start as 2025, which turned out to be a strong year.
